Project Manager - Property Condition Assessment/Capital Reserve Studies
Are you ready to take the lead in an impactful role with a growing team? We're assisting a client in the search for a Project Manager specializing in Property Condition Assessments and Capital Reserve Studies for the Pennsylvania region.
The hiring manager is flexible regarding location, with the individual based out of NJ or PA, but preference will be given to candidates in the PA region. H1-B candidates are welcome to apply.
Position Overview
The successful candidate will focus on preparing Property Condition Assessments, Long-Term Cost Estimates, and/or Capital Reserve Studies, particularly within the multi-family residential sector. This role is ideal for someone with 3-5 years of experience in these areas, and expertise in related industries such as lending, insurance, or multifamily development is highly valued.
Key Responsibilities:
- Conducting on-site inspections, documenting existing conditions, and preparing photographic and life cycle analyses.
- Preparing cost estimates, life cycle analyses, and capital replacement reserve funding analyses in line with national standards.
- Performing field measurements, take-offs from plans, and assessments using satellite imagery.
- Preparing comprehensive Property Condition Assessments and cost estimates.
- Collaborating with clients, stakeholders, and internal teams to deliver exceptional results.
Required Qualifications:
- Education: Bachelor's degree in Engineering, Architecture, Construction Management, or equivalent experience.
- Experience: 3-5 years in Property Condition Assessments, cost estimating, or capital reserve studies; multifamily construction experience is a plus.
- Skills: Strong organizational and communication skills, proficiency in Microsoft Office, ability to read construction drawings, and professional report-writing expertise. AutoCAD knowledge is a bonus.
- Certifications: OSHA 10-hour certification preferred. CAI Reserve Specialist (RS) or APRA Professional Reserve Analyst (PRA) certification is highly desirable.
- Other: Valid, unrestricted driver's license and the ability to travel as required.
