A well-established commercial restoration and waterproofing firm is seeking a Lead Project Manager to oversee project execution and drive business development efforts. Specializing in exterior restoration, waterproofing, and façade repair, the company partners with building owners, property managers, and general contractors to deliver high-quality solutions that enhance and preserve commercial and historic structures.
Role Overview
This position is ideal for a hands-on leader who excels in managing complex restoration projects while also building and maintaining client relationships. The Lead Project Manager will be responsible for overseeing project execution, ensuring quality and compliance, and identifying new business opportunities to expand the company's market presence.
Key Responsibilities
Project Management (50%)
- Oversee all phases of commercial restoration, waterproofing, and façade repair projects from inception to completion.
- Develop and manage project schedules, budgets, and resource allocation to ensure timely and cost-effective execution.
- Collaborate with engineers, architects, subcontractors, and field teams to maintain quality standards and compliance.
- Conduct site visits, inspections, and progress reports, proactively addressing any challenges.
- Ensure all work adheres to safety regulations, building codes, and company quality standards.
Business Development (50%)
- Cultivate and maintain strong relationships with property managers, building owners, general contractors, and consultants.
- Identify new business opportunities by networking, attending industry events, and leveraging market insights.
- Develop and present proposals, bids, and contracts, ensuring alignment with client needs and project feasibility.
- Collaborate with the executive team to establish growth strategies and revenue goals.
- Act as a brand ambassador, representing the company's expertise and commitment to excellence.
Qualifications & Skills
- 5+ years of experience in commercial restoration, waterproofing, or façade repair project management.
- Strong knowledge of concrete repair, masonry restoration, coatings, sealants, and waterproofing systems.
- Proven ability to manage multiple projects, budgets, and teams effectively.
- Excellent relationship-building, negotiation, and business development skills.
- Strong communication and leadership abilities, with a hands-on approach to problem-solving.
- Proficiency in project management software, estimating tools, and contract negotiation.
- OSHA 30 Certification (preferred).
