We are looking for a Director of Preconstruction to lead our estimating and preconstruction efforts, ensuring project success from concept to execution.
Position Overview
The Director of Preconstruction is responsible for overseeing the preconstruction process, including estimating, budgeting, value engineering, and project planning. This role will lead a team of estimators and preconstruction professionals, working closely with clients, project managers, and field teams to develop accurate and competitive project proposals.
Key Responsibilities
Strategic Leadership & Preconstruction Management
- Develop and implement a comprehensive preconstruction strategy that aligns with LVI Associates' business objectives.
- Lead all preconstruction activities, including conceptual budgeting, estimating, and project planning.
- Establish and refine best practices, workflows, and standards to improve efficiency and accuracy in estimating.
Estimating & Cost Analysis
- Oversee the preparation of detailed cost estimates for HVAC, plumbing, and piping systems.
- Analyze drawings, specifications, and bid documents to develop accurate budgets and proposals.
- Identify cost-saving opportunities, value engineering solutions, and risk mitigation strategies.
- Ensure alignment between estimating, procurement, and project execution teams to maintain project feasibility.
Client & Stakeholder Engagement
- Serve as the primary liaison between owners, general contractors, architects, and engineers during preconstruction.
- Develop and maintain strong client relationships, ensuring a high level of customer satisfaction.
- Lead and participate in pre-bid meetings, proposal presentations, and contract negotiations.
Collaboration & Process Improvement
- Work closely with VDC, engineering, and operations teams to integrate preconstruction planning with project execution.
- Enhance historical cost data, benchmarking, and market analysis to improve estimating accuracy.
- Drive technology adoption in estimating, such as BIM, prefabrication planning, and digital takeoff tools.
Team Leadership & Development
- Build, mentor, and develop a high-performing preconstruction and estimating team.
- Establish training programs to enhance technical skills and industry knowledge.
- Foster a culture of collaboration, accountability, and continuous improvement.
Qualifications & Skills
- Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience).
- 10+ years of experience in preconstruction, estimating, or project planning within the mechanical contracting industry.
- Expertise in HVAC, plumbing, and piping systems for commercial and industrial projects.
- Proficiency in estimating software (such as Trimble, QuoteSoft, Accubid, or similar) and familiarity with BIM/VDC tools.
- Strong analytical and problem-solving skills with a keen eye for detail.
- Excellent communication and leadership skills, with the ability to engage clients and internal teams effectively.
