Job Description:
Our client is seeking an experienced Director of Land Operations to lead the design-build general contracting of horizontal development projects in Northern California. This role offers significant location flexibility within Northern California, providing opportunities for professional growth and leadership. The ideal candidate will have a strong background in land development, construction management, and team leadership.
Responsibilities:
-Manage Land Development Projects: Oversee the planning, design, and execution of land development projects, ensuring they meet quality standards, budget constraints, and timeline requirements.
-Lead and Mentor Teams: Provide leadership and direction to field managers, superintendents, project engineers, and contract administrators. Foster professional growth and succession planning within the team.
-Value Engineering and Cost Control: Review design plans for constructability, prepare cost estimates, and identify value engineering opportunities. Manage project budgets and cash flows.
-Bidding and Contracting: Prepare and execute contracts, manage the bidding process, and ensure compliance with regulations. Develop relationships with trade partners to ensure a competitive bidding environment.
-Regulatory Compliance: Ensure compliance with all regulatory permits and safety regulations. Oversee project compliance with General Construction Permits and project-specific SWPPP requirements.
-Client and Stakeholder Engagement: Interface with internal teams and external stakeholders, including consultants, government agencies, and trade partners, to support project goals and business objectives.
-Project Closeout: Ensure timely project closeout and agency acceptance. Facilitate the release of permits and bonds.
Qualifications:
Bachelor's degree in a related field; advanced degree preferred.
8-10 years of experience in land development and construction management.
Strong knowledge of the housing business and development process in Northern California.
Proven ability to lead and mentor multidisciplinary teams.
Excellent project management skills with a focus on cost control, scheduling, and quality assurance.
Strong interpersonal and communication skills, with the ability to manage complex stakeholder relationships.
