Job Title: Multifamily Superintendent-Houston
Overview:
We are seeking a talented and experienced Multifamily Superintendent to oversee the construction of multifamily residential projects. The ideal candidate will have a strong background in managing multifamily construction projects from start to finish, ensuring quality, safety, and timely completion. This position requires exceptional leadership skills, a keen attention to detail, and the ability to effectively coordinate with subcontractors, vendors, and project stakeholders.
Responsibilities:
- Project Management: Lead all aspects of multifamily residential construction projects, including planning, scheduling, budgeting, and execution.
- Site Supervision: Direct and coordinate on-site activities, overseeing subcontractors, vendors, and labor crews to ensure adherence to project plans and specifications.
- Quality Assurance: Maintain high standards of quality and craftsmanship throughout the construction process, conducting regular inspections and addressing any issues promptly.
- Safety Compliance: Implement and enforce safety protocols and procedures to promote a safe working environment and prevent accidents or injuries.
- Schedule Management: Develop and maintain project schedules, monitor progress, and adjust as necessary to ensure project milestones are met and deadlines are achieved.
- Budget Control: Monitor project budgets and expenses, identifying cost-saving opportunities and minimizing project overruns.
- Client Relations: Serve as the primary point of contact for clients, providing regular updates on project progress, addressing concerns, and ensuring overall client satisfaction.
- Team Leadership: Lead and motivate a team of construction professionals, including foremen, tradespeople, and support staff, to achieve project objectives and deliver exceptional results.
- Problem Solving: Proactively identify potential challenges or obstacles and develop effective solutions to keep projects on track and mitigate risks.
- Documentation: Maintain accurate and comprehensive project documentation, including daily reports, progress photos, and change orders.
Qualifications:
- Bachelor's degree in Construction Management, Engineering, or related field (preferred).
- Minimum of 5 years of experience in multifamily residential construction, with a proven track record of managing successful projects.
- Strong knowledge of construction methods, materials, and building codes relevant to multifamily projects.
- Excellent leadership and communication skills, with the ability to collaborate effectively with diverse teams and stakeholders.
- Proficiency in project management software and tools, such as Procore or Microsoft Project.
- OSHA 30-Hour Certification (preferred).
- Ability to work effectively under pressure and meet tight deadlines.
- Valid driver's license and reliable transportation.
